Description
The following comprise the properties: building plot 311 and land plots 967/1, 968, 969, as well as plots 988/4 and 965/3, all in the cadastral municipality of Gruž (old survey).
Building plot 311 is a residential building with a net developed area of just over 328 m². It was constructed a little over 100 years ago and is currently functioning as a multi-family residential building.
The house consists of a ground floor, first and second floors, and an attic which is not arranged as a residential area. The house also includes two large terraces that are not counted in the gross floor area of the building.
The entire house is connected to electricity, water, and telephone. Until a few years ago, the sewage was a septic tank, but six years ago, a new, high-quality connection to the public sewage system of Dubrovnik was made.
The house has access from three directions: private stairways leading to the road on Lapadska Obala that go east and west of the faculty building, and a driveway constructed over the property’s own plots to Dalmatinska Street.
According to the current plan, most of this land is classified as a “green zone”. On the part designated as a building area in the current plan, it is possible to construct a building with a total developed area of approximately 1,000 m².
