The real estate market in Dubrovnik is currently going through a stabilization phase with moderate cooling, but prices remain high and attractive for the premium segments. In the first half of 2026, the average price per square meter is around €4,700 in the city, peaking in the Old Town and Ploče (6,000–9,000 €/m²), while peripheral areas such as Mokošica are around 2,300–3,500 €/m².

The average apartment price has reached around €216,000 at the beginning of 2026, with growth of 3–7% expected during the year, but slower than in previous years due to a 13–17% drop in transactions in 2025 (a total of 117,359 sales in Croatia). Foreign buyers have pulled back by 22%, especially on the coast, which has led to a cooling, but premium properties with sea views and those used for tourist rentals are still growing by 5–9% in zones such as Gruž or Babin Kuk.

Stabilization is expected in 2026 with growth of 3–5%, especially in urban centers such as Dubrovnik.
